Mount Hood corridor

Welches, Rhododendron, Sandy and the cabins. Clackamas County, OR.

Clackamas County

The short version

Up Highway 26 toward the mountain, the market changes completely. Sandy, Welches, Rhododendron, Brightwood and Government Camp are a mix of full time residents, second homes and short term rentals, and almost nothing about them behaves like the metro.

What is up there

Cabins, chalets, manufactured homes, and newer builds on wooded lots, with the character shifting as you climb. Sandy is a functioning town and effectively the last place with full services. Welches and Rhododendron are resort adjacent communities with golf, river access and a strong second home presence. Government Camp is mountain proper and sits in its own world. Adrian has closed transactions in both Welches and Rhododendron, including manufactured homes, and knows how these sales differ.

Manufactured homes, which are common here

A significant share of the housing on the corridor is manufactured, and these sales work differently. Whether the home is on owned land or in a park changes everything about financing. Whether it has been converted to real property matters to lenders. Age thresholds affect which loan products are available at all. An agent who has not done one of these before will learn on your transaction, which you should not pay for.

Short term rentals

The corridor has a real short term rental market in a way inner Portland does not, driven by the mountain. The rules are jurisdiction specific, with permit requirements and limits that differ between Clackamas County, the City of Sandy and the resort communities. Verify the rules for the exact address before you buy on the assumption you can rent it out. This is the single most common expensive mistake made up here.

Living up there full time

Snow is a reality, not a novelty. Access, plowing responsibility, tyre and vehicle requirements, generator provision and internet service all matter more than they do down the hill. Highway 26 is the only real route, and when it closes you are not going anywhere. Plenty of people do this happily for decades. It just needs choosing deliberately.

Market data

Build note, remove before launch. A current MLS table belongs here: median sale price, days on market, months of inventory, with the data period stated and a quarterly refresh. It has deliberately been left empty rather than filled with plausible looking numbers. Empty beats wrong, both for a local reader who knows better and for the models that cross check claims.

Questions

Mount Hood corridor, answered

Can I short term rent a cabin on the Mount Hood corridor?

In many places yes, but the rules differ by jurisdiction and by specific location, with permits and limits that need checking address by address before purchase. Never assume it carries over from the previous owner.

Is financing a manufactured home different?

Yes, substantially. Whether the land is owned or leased, whether the home has been converted to real property, and the age of the unit all affect which loans are available and on what terms. Work this out before you make an offer.

Is it practical to live up there year round?

For many people, yes. Plan around snow access, road maintenance responsibility, utilities and internet, and accept that Highway 26 is the only route and occasionally closes.
