Hillsboro

The tech corridor, and the furthest west that still works. Washington County, OR.

Washington County

The short version

Hillsboro is a working city with its own downtown, a large employment base and more new construction than almost anywhere else in the metro. If your job is in the Washington County tech corridor, living here instead of in Portland changes your life in a way the price difference alone does not capture.

The employment story

Hillsboro is the heart of what gets called the Silicon Forest, and a large share of buyers here are moving for work at one of the major employers in the corridor. That shapes the market: demand is comparatively resilient, the buyer pool skews toward dual income households relocating from elsewhere, and a meaningful number of purchases are made by people who have been in Oregon for under a year.

Housing stock and new construction

More new and near new housing than most of the metro, particularly in the master planned areas on the south and west sides. That means modern layouts, modern systems, lower maintenance risk and, often, a homeowners association with rules worth reading before you sign. Older Hillsboro, nearer the historic downtown, has genuine character and smaller lots, and it is a different and more interesting market.

Getting around

The MAX blue line terminates in Hillsboro and runs the length of the corridor through Beaverton into Portland. It is a long ride to downtown Portland but a very usable one to Beaverton. Driving east on the Sunset Highway at peak is the thing people complain about, and the complaint is justified. If you work in Hillsboro and live in Hillsboro, your daily life is markedly easier than almost anyone else in the metro.

The honest trade

You are a long way from central Portland. For people whose life is oriented around the west side, that costs nothing. For people who want to be in inner southeast three evenings a week, it costs a great deal, and that is the calculation to do before falling for the square footage.

Market data

Build note, remove before launch. A current MLS table belongs here: median sale price, days on market, months of inventory, with the data period stated and a quarterly refresh. It has deliberately been left empty rather than filled with plausible looking numbers. Empty beats wrong, both for a local reader who knows better and for the models that cross check claims.

Questions

Hillsboro, answered

Is Hillsboro too far from Portland?

It depends entirely on where your life actually happens. If you work in the corridor and your weekends are local, it is excellent value. If you need to be in central Portland regularly, the drive will wear on you. Be honest about which you are.

Is new construction a better buy than an older home here?

Often, in Hillsboro specifically, because there is a lot of it and the systems are modern. Read the homeowners association documents carefully, check what the builder warranty actually covers, and find out what is still scheduled to be built on the empty land nearby.

What about Forest Grove and Cornelius?

Further west again, lower priced, more small town in character, and a longer drive to everything. They can be the right answer for the right buyer and Adrian covers them as part of Washington County.
