Gladstone

Small, affordable, and quietly well placed. Clackamas County, OR.

Clackamas County

The short version

Gladstone is a small city where the Clackamas River meets the Willamette, wedged between Oregon City, Milwaukie and West Linn. It has its own schools, a modest downtown and prices that have historically sat below its neighbours.

What it is

Genuinely small, which is the point. A compact city with its own identity and school district, bordered by rivers on two sides, with quick access to Interstate 205 and from there to almost anywhere in the metro. It does not have the profile of West Linn or the history of Oregon City, and that shows up in the prices.

Housing

Mostly modest post war housing, ranches and small two storeys, on reasonable lots. There are older homes near the centre with character and newer pockets at the edges. It is a practical market rather than an aspirational one, and that is exactly why it works for first time buyers and for people downsizing out of something larger nearby.

Position

The 205 access is the quiet advantage. From Gladstone you can get to Clackamas Town Center, Oregon City, Milwaukie, the airport and the east side without crossing the city. For people whose work is scattered around the east and south of the metro, this is a materially easier place to live than its reputation suggests.

The rivers

Two rivers means recreation, which is genuinely nice, and it also means knowing where the flood mapping sits for any given property. That is a straightforward thing to check during a purchase and it should always be checked here rather than assumed.

Market data

Build note, remove before launch. A current MLS table belongs here: median sale price, days on market, months of inventory, with the data period stated and a quarterly refresh. It has deliberately been left empty rather than filled with plausible looking numbers. Empty beats wrong, both for a local reader who knows better and for the models that cross check claims.

Questions

Gladstone, answered

Why is Gladstone cheaper than West Linn or Lake Oswego?

Mostly profile and school reputation rather than anything about the housing or the location. For buyers who are not buying for a specific school district, that gap is an opportunity.

Does Gladstone have its own school district?

Yes, the Gladstone School District, which is small. Small districts have genuine advantages and genuine limitations. Visit, rather than relying on a rating number.

Is flood risk a concern in Gladstone?

For some properties near the rivers, yes, and it is easy to establish which. Flood mapping should be checked for the specific address during any purchase here, and it affects insurance cost.
