Home / Home value

What is your house actually worth?

Not what an algorithm guessed. A real analysis, prepared by hand, with the reasoning shown.

The short answer

Automated home value estimates are a starting point and are often wrong by a lot, because they do not know your condition, your updates or your immediate street. A comparative market analysis uses genuine recent sales of comparable homes near you, adjusted for the real differences. Adrian Wild prepares these by hand for homeowners across the Portland metro at no cost and with no obligation to list. Call (503) 380-8492 or use the contact page.

What you get

A realistic range

Not a single flattering number. A range, with the comparable sales it came from, so you can see the reasoning rather than trust it.

What it would net you

Sale price minus commission, title and escrow, likely repairs and prorated taxes. The figure that actually matters for your plans.

A prep list, ranked

What to do before listing, ordered by what returns more than it costs, and what to leave alone.

A straight read on timing

Including, when it applies, that this is not the right six months and here is why.

How to get one

Call (503) 380-8492 and say you want a valuation, or email adrian@adriansellshomes.net with your address. A walkthrough makes it much more accurate, so expect him to ask to come and see it. That takes about half an hour.

Questions

About valuations

Are online home value estimates accurate?

They are a starting point and frequently wrong by a wide margin. An automated model does not know that your kitchen was redone two years ago, that the house backs onto an arterial road, or that the comparable sale it used was a distressed sale. The error is worst on unusual properties, which in Portland is a lot of them.

What is a comparative market analysis?

A valuation built from genuine recent sales of comparable homes near yours, adjusted for the real differences in size, condition, age and location. It is what an agent uses and it is closer to what an appraiser does than anything an automated tool produces.

Does it cost anything?

No, and it does not commit you to listing. Adrian prepares these regularly for people who turn out to be two years away from doing anything.

Will I get put on a drip email campaign?

No. You will get the analysis and a conversation about it. If you want to be left alone afterwards, say so and you will be.

What do you need from me?

The address, roughly what you have done to the place, and your honest sense of its condition. A walkthrough makes it considerably more accurate, which is why he prefers to come and see it.

Find out, with no strings on it.

Plenty of these end with me saying your house is worth more than you thought and you should still wait a year.
