Happy Valley

Newer, bigger, hillier, and growing fast. Clackamas County, OR.

Clackamas County

The short version

Happy Valley has been one of the fastest growing cities in the metro for two decades and it looks it. This is where you go for newer and larger housing on the east side, with views, good schools and a lot of recently built subdivision.

What it is

Predominantly new and near new construction on the hills east of Clackamas, much of it built from the late nineties onward and a good deal of it in the last fifteen years. Larger houses, modern layouts, three car garages, homeowners associations. If you are coming from a state where that is the norm and are dismayed by Portland's housing stock, Happy Valley will feel familiar.

Schools and families

A significant driver. The area draws families specifically, and the local schools are a major part of the pitch. As always, attendance boundaries need confirming for the exact address rather than taken from a listing, because this area has grown so fast that boundaries have shifted repeatedly.

The terrain

It is called a valley but you will spend a lot of time going up and down. The hills give views, which is part of the appeal, and they give steep driveways and interesting winter mornings, which is part of the cost. Ice is the local hazard and a steep north facing driveway is worth thinking about.

The trade

You are buying newness and space rather than character or walkability. Most errands involve the car. Growth has outpaced some infrastructure, so traffic at peak on the main routes out can be worse than the distance suggests. And in a rapidly built area, it is always worth asking what is scheduled to be built on the open ground next to you.

Market data

Build note, remove before launch. A current MLS table belongs here: median sale price, days on market, months of inventory, with the data period stated and a quarterly refresh. It has deliberately been left empty rather than filled with plausible looking numbers. Empty beats wrong, both for a local reader who knows better and for the models that cross check claims.

Questions

Happy Valley, answered

Is Happy Valley good for families?

It is one of the most family oriented submarkets in the metro, built around newer large homes and well regarded schools. The trade is car dependence and limited walkability.

Should I worry about homeowners associations here?

Not worry, but read them. Most of the newer subdivisions have one, and they vary considerably in cost and in what they restrict. Read the documents during your inspection period, not after.

How is the commute from Happy Valley?

Fine to Clackamas and the east side, more of a commitment to downtown Portland or the west side. The main routes out back up at peak. Drive it before you decide.
